Rates and availability: The live calendar and the current nightly rate sit on Airbnb or Vrbo, and they move with the season and the date. What you see there is what you pay.
Fees and deposits: Cleaning, service and any damage deposit are itemized at checkout against your exact dates, in full, before you commit to anything.
Payment: Taken by Airbnb or Vrbo, under their own payment protection. Nostos does not process card details, and nobody from this house will ever ask you to pay by transfer.
Cancellation: Set by the policy attached to the listing and shown to you in full before you pay. Read it there, where it is current.
Minimum stay: Varies by season and is enforced by the calendar itself. If the dates are bookable, the minimum is met.
Occupancy: 8 guests across 4 bedrooms and 2 bathrooms. That is a firm cap, not a guideline.

The ones to know before you book.

Arrival and departure: Check in from 4:00 PM, out by 10:00 AM. Entry is keyless.
Pets: No pets, no exceptions.
Smoking: No smoking, anywhere on the property.
Events and gatherings: No events. Gatherings of more than ten people need the owners' permission in advance. Quiet hours run from 10:00 PM to 10:00 AM.
Hot tub: Private, and open from 10:00 AM to 10:00 PM. Children under fourteen need an adult with them, and children under five should not use it. The full rules come with the guest guide once you have booked.
Children: Nostos is set up for families: toys, games, a room that sleeps three, and beach gear by the door. The house is on two levels with an exterior staircase to the main entry, so plan for stairs with very small children.
Accessibility: The main entry is reached by an exterior staircase, and the house is arranged over two levels with one bathroom on each. Both bathrooms are shower-only. The property has not been assessed for step-free access, so tell us what you need before you book and we will give you a straight answer.
